What Problems...?

This room if a perfect example of what many people come across when viewing properties.

There is a little damp discolouration at the base of the wall and the paint is flaky. Many would look at this and expect that all is required is to strip the flaky paint, prime the wall and apply new paint.

Sometimes there's a bit more to it than that, given the nature of older properties in Spain.

These Problems...!

This is the same wall as in the photograph above. What starts as simply taking off loose paint with a scraper, soon becomes alot more.

It´s often the case that it's not only the paint that's loose, but much of the plaster on the cobble stone wall itself. The only solution in this case is to strip the wall to the stone, apply a sealant, then cement render the affected areas, if not the whole wall.

What may start out to be a "a bit of TLC" or "a bit of DIY" can soon escalate, leaving people totally unprepared.

We often see people buy properties in need of work, with little or no knowledge of what they are actually getting themselves into. It's especially the case when clients are viewing properties during a short visit, whilst still living in the UK, that snap decisions are made, only to be regretted later on.

It's often easy to see potential in a property, but not always easy to predict the potential costs of a reform project, or if indeed it's one that's worth undertaking. Our no-nonsense approach will help guide you towards understanding if a reform project is viable and worthwhile, or not as the case may be.

The Granada Property Reform Advisory Service, will help you to make a more informed decision before you buy. We can advise you regarding the structure of the property, what you can expect to "discover" once any work begins, what "permisso" you will need beforehand, how to arrange upgrade work for plumbing and electrics to meet current regulations, we'll even speak with neighbours and locals about the area itself.

For this service we charge a basic fee of €350.00 for each property visited, although discounts are available for multiple property inspections within a reasonable locality.

*The full electrical test costs an additional €150 and is undertaken by a fully qualified, UK and Spanish registered electrician.

Should you decide to purchase a property following one of our inspections and wish to involve Granada Property Reform in any work you require, we will also discount the advisory service fees from the quotation for your project. We are totally impartial and have no affiliations with any estate agents.
