We often see people buy properties in need of work, with little or no knowledge of what they are actually getting themselves into. It's especially the case when clients are viewing properties during a short visit, that snap decisions are made, only to be regretted later on.
It's often easy to see the potential in a property, but not always easy to predict the realistic costs of a reform project, or if indeed it's one that's actually worth undertaking. Our no-nonsense approach will help guide you towards understanding if a reform project is viable and worthwhile, or not as the case may be.
Our Property Advisory Service, will help you to make a more informed decision before you buy. We can advise you regarding the structure of the property, what you can expect to "discover" once any work begins, what "permisso" you will need beforehand, how to arrange upgrade work for plumbing and electrics to meet current regulations, we'll even speak with neighbours and locals about the area itself. We will survey the property fully and provide a detailed report of our findings.
Benefit from the working knowledge of people who reform properties for a living and see the positives and negatives of Spanish properties on a daily basis. We are completely impartial and have no ties or affiliations with any estate agents or vendors.
Our main advisory service includes:
· Inspection visit to the property
· Fully written report regarding property condition & observations
· Investigate feasibility for reform work
· Suggestions & advice for work required
· Estimated costs for any necessary works
· Plumbing & electrical checks*
· Information on the area surrounding the property
· Realistic property valuation in relation to local property and land valuations.
For this service we charge a basic fee of €350 for each property visited, although discounts are available for multiple property inspections within a reasonable locality.
*The full electrical test is optional and costs an additional €150. This is undertaken by a fully qualified, UK and Spanish registered electrician.
Inspection visits
In addition, we are also pleased to offer an "on the spot" service. If you're arranging to view properties with estate agents or vendors, we can arrange to meet and visit the properties with you. This offers a genuinely impartial second opinion whilst you're looking at properties and can help you compile a shortlist of properties that fit your requirements and budget.
For this service we charge €100 per day (plus expenses). We can visit as many properties as you wish during each day.
There's no need to rely on what you're told in a sales pitch, or what you may see with an inexperienced eye. Our aim is to help people make better, more informed decisions and avoid potentially expensive mistakes.
Problem solving inspections
Unfortunately it's sometimes the case that people have already bought properties, only to discover there are problems. The causes and reasons can be many and varied, such as poorly finished work by developers or builders, unfinished projects because of the economic climate, natural damage caused by adverse weather conditions...
We can undertake full inspections to find the causes of problems and offer recommendations to solve problems. If required, we can also offer comprehensive written reports and estimates in both English and Spanish, should for example, you be making a claim with an insurance company, or seeking legal redress with a builder or developer.
For this service we charge €100 (plus expenses) per property visited, plus an additional €100 to provide detailed reports in both English and Spanish.
