Current Status

+2 Weeks to rectify unforseen structural issues such as installation of lintels above downstairs windows and doors (previously none), reinforcement of stairwell walls and stairs as walls were found to be mud-brick and staircase was weak and poorly supported.

Further work was also required to ensure all the floor beams were secure and stable before application of new strengthening surfaces.

Current Project

Full Property Reform in Tocon

The current property we're working on is for a client who requires total reform.

A brief overview of the project includes a new roof & upper-structure construction, new electrics and plumbing throughout, re-sizing of rooms, tiling, rendering and finishing throughout, including 2x bathrooms, kitchen and utility.

The project time is estimated at 15 weeks from start to finish. The most important aspect at the early stage was the removal of the old "chapa" (corrugated concrete board or sometimes asbestos) roof, preparation and construction of a new timber frame roof. This was fully insulated, waterproofed and finished with pan tiles.

The next stage was to reinforce the floors throughout the upstairs, as there was alot of movement. This has been done using a lightweight, but strong method, using two layers. The first layer is 30mm thick high-density board which is pinned to the original timber beams. The second layer is 15mm plasterboard, which provides a smooth and easy to work surface for tiling. Tiles will be applied using specialist tile adhesive, only for use with plasterboards.

With the floors stabalised, we could proceed to the next stage of partinioning the upstairs spaces, creating the required bathroom and three bedrooms. To tie in with this, we have also installed all the metal studwork for the ceilings. We're now in the process of insulating and covering the walls and ceilings.

The 1st fix electrical installation is now complete, with all cabling and points in place. The covers and switches will be applied once all the finishing work is completed.

At the moment, we're enjoying clear blue sky and sunshine in February. It's cold overnight, dropping below 0º celcius, but warming up over 15º celcius in the afternoons. As yet we've not experienced the usual end of January / start of February snowfall that is common in this area of Granada, although the Sierra Nevada mountains are fully snow-capped.
